wind is the big question here

Mobile and manufactured home insurance in Florida, explained plainly

A mobile home isn’t insured like a regular house. I’ll help you understand the policy, check the wind details, and shop the companies that will look at your home.

The basics

A row of modest Florida homes lines a quiet neighborhood.

Its own type of policy

A mobile or manufactured home is usually insured on a policy written for that kind of home, not a standard homeowners policy.

Wind matters most

Wind coverage and the hurricane deductible can change a lot from one company to the next. I check both on every quote.

Flood is separate

A mobile home policy doesn’t cover flood. That takes its own coverage, so I bring it up early.

Age can limit options

Fewer companies write older mobile homes. I’ll tell you honestly what’s out there for yours.

What a mobile home policy covers

Policies differ by company. Here’s what they commonly include.

  • The home itself. Protection for the structure after a covered loss like fire or wind.
  • Attached structures. A carport, screen room or porch may be covered, but often only if it’s listed on the policy.
  • Your belongings. Furniture, clothes, electronics and other personal items.
  • Personal liability. Help if someone is hurt on your property and you’re found responsible.
  • Extra living costs. Help with a place to stay if a covered loss makes the home unlivable.

Wind, hurricanes and flood

In Florida, these two topics deserve real attention. Wind damage is covered under most policies, but the hurricane deductible works differently from your regular one. I’ll walk you through how hurricane deductibles work so there are no surprises later.

Flood is a different story. Rising water isn’t covered by a mobile home policy. You’d need flood insurance for that, and it’s worth looking at even if you don’t think you’re in a high-risk spot.

Ask how a loss gets paid too. Some policies pay replacement cost. Others pay a depreciated amount, called actual cash value. It depends on the company and the age of the home.

What I’ll ask you about the home

Companies look closely at mobile homes. Having these ready speeds things up.

  • The year, make and size of the home
  • Whether it sits in a park or on land you own
  • How it’s tied down or anchored
  • The roof, including a roof-over if there is one
  • Skirting, steps and handrails
  • Any additions, like a carport or screen room

Questions I get

Is a mobile home covered by homeowners insurance?

Usually not a standard homeowners policy. Mobile and manufactured homes are typically insured on their own type of policy. What’s offered depends on the company and the home.

Can an older mobile home be insured?

Often yes, but fewer companies write older homes, so choices can be limited. I’ll shop what’s available and tell you plainly what I find.

Does it cover hurricanes?

Wind damage is generally covered, but the hurricane deductible and any wind limits vary by company. I check them on every quote.

Does it cover flood?

No. Flood needs separate coverage. Ask me about it and I’ll explain the options.

Does it matter if I’m in a park?

It can. Companies often ask whether the home is in a park or on your own land, and some treat the two differently. Tell me your setup up front.
