Homeowners insurance
Homeowners insurance in Odessa
If you’re on acreage or a lake, look at what else is on the property. Detached garages, barns, docks and guest houses fall under “other structures.” That’s normally set as a percentage of the coverage on the house, and you may need to raise it. I ask about all of it so nothing gets left out.
No matter where the house is, a handful of things decide who’ll insure it and what it costs:
- How old the roof is and what it’s made of.
- Wind mitigation features, like roof straps and shutters or impact windows.
- On an older home, the shape of the plumbing, electrical and AC.
- The hurricane deductible you pick.
- Past claims, both yours and the home’s.
What home insurance quotes have looked like
Homeowners policies in the area have averaged about $4,100 a year. Most land somewhere between $2,420 and $5,200.
That’s based on quotes in the area over the past 36 months. It’s a starting point. I’ll get you a real number.

Auto insurance
Auto insurance in Odessa
With State Road 54, Gunn Highway and the Suncoast close by, people here cover a lot of ground. I also get asked about trucks, trailers and toys, and each of those is insured a little differently.
Legally, you need $10,000 in PIP and $10,000 in property damage liability to put a tag on a car in Florida. That keeps you legal. It doesn’t cover injuries to the other driver or damage to your own vehicle. Ask me what bodily injury, uninsured motorist, comprehensive and collision would add to the bill.
What auto insurance has been running
For one vehicle on a six-month policy, liability only has averaged about $1,420 in the area (most between $700 and $1,680). Full coverage has averaged about $2,380 (most between $1,370 and $2,680).
Those are averages from quotes in the area over the past 36 months. Yours could be higher or lower. The only way to know is to quote it.

Flood and sinkhole
Flood and sinkhole coverage in Odessa
You don’t have to live on the Gulf to flood. In Odessa, it’s rain, lakes and low spots that cause it, and a homeowners policy doesn’t cover any of it. Flood is a separate policy. If your lender doesn’t require it, it’s your choice, but get a price before you decide.
Your address decides your flood zone. Check it on FEMA’s flood map site or ask me to look. Keep in mind that National Flood Insurance Program policies usually take 30 days to start.
Sinkholes are a real thing in this part of Florida. State law says every home policy has to cover “catastrophic ground cover collapse,” which only applies in the worst cases. Regular sinkhole coverage is separate. Companies have to make it available for an extra cost, and they can ask for an inspection first. What you can get depends on the company and the property, so I check that for you.

Common questions from Odessa
Do you have an office in Odessa?
No. I’m based in Hudson. I work with people in Odessa by phone, text, email and online, so you don’t have to drive anywhere to get a quote or make a change.
What do you need from me for a quote?
For auto: who’s driving, their license numbers, and the vehicles. For home: the address, the year it was built, the year the roof was replaced, and any inspection reports you have. If you don’t have all of it, that’s fine. I can start with what you’ve got.
My rate went up. Can you help?
That’s most of what I do. Send me your current policy and I’ll shop it against the companies I work with. I can’t promise it’ll come out lower, but you’ll know where you stand.
Can I switch before my renewal?
Yes, you don’t have to wait for renewal. I line up the dates so there’s no gap in coverage, and if you have a mortgage I make sure the lender gets the new policy.
How long does a quote take?
It depends on what I need to gather. Auto is usually quicker than home, because an older home may need inspection reports first. I’ll tell you up front what I’m waiting on.
