big town, lots of rooftops
Home and Auto Insurance in Spring Hill, FL
Spring Hill is the largest community in Hernando County, just over the county line north of Hudson. A lot of people who live here drive south into Pasco or take the Suncoast Parkway to work.
I’m independent, so I’m not tied to one insurance company. I check several, tell you plainly what each one covers, and I’m still here when you have a question later.

Homeowners insurance
Homeowners insurance in Spring Hill
Most of Spring Hill is inland, so the big questions are usually the roof, the age of the home and sinkhole coverage. Sinkhole comes up a lot in this part of Florida, and it isn’t automatically part of a home policy. If your home’s older, plan on a four-point inspection too. I’ll tell you what a company is going to ask for before you spend money on anything.
When I quote a home, these are the first things a company wants to know:
- When the roof was last replaced.
- What the home is built from, block or frame.
- If it’s an older home, whether the plumbing, electrical and AC have been updated.
- Whether there’s a wind mitigation report.
- Any claims on the home, including before you owned it.
What home insurance has been running
For a home insured for $200,000 to $300,000, the average homeowners policy in the area has been about $4,150 a year. The usual range is $2,470 to $4,990. Every Florida home policy also carries a separate hurricane deductible, usually 2% to 10% of the dwelling limit, which you pay first on a hurricane claim.
These numbers are averages from area quotes over the past 36 months, not a quote for you. Your price depends on your details.

Auto insurance
Auto insurance in Spring Hill
US-19, Spring Hill Drive, Mariner Boulevard and the Suncoast Parkway carry most of the traffic. If you commute, make sure your policy shows how far you actually drive.
To register a car in Florida you need at least $10,000 of personal injury protection (PIP) and $10,000 of property damage liability. That’s it. Those minimums don’t pay for injuries you cause to someone else, and they don’t fix your own car. I’ll show you what bodily injury liability, uninsured motorist, comprehensive and collision would add, and you decide what’s worth it.
Auto insurance prices around here
On a one-car, six-month policy, the area average has been about $1,610 for liability only and about $2,520 for full coverage. Most liability quotes fall between $690 and $1,840, and most full coverage quotes between $1,210 and $3,180.
Averages come from quotes in the area over the past 36 months. Treat them as a rough guide until I run yours.

Flood and sinkhole
Flood insurance and sinkhole coverage in Spring Hill
People in Spring Hill often assume flood insurance is a coast thing. It’s not. Flood damage isn’t covered by a home policy anywhere in Florida, and heavy rain can put water in a house that’s miles from the beach. Outside high-risk zones it’s usually optional.
I can pull the flood zone for your address, or you can find it on FEMA’s flood map site. There’s usually a 30-day waiting period on a National Flood Insurance Program policy, so don’t leave it for the last minute.
On sinkholes: don’t assume you’re covered. Florida law requires a home policy to cover “catastrophic ground cover collapse,” and that’s a narrow definition. Broader sinkhole coverage costs extra, and the company can require an inspection before adding it. Ask me which one your policy has.

Questions I get from Spring Hill
Are you actually in Spring Hill?
My home base is Hudson, not Spring Hill. Everything can be done by phone, text, email or online, and that’s how most of my clients work with me.
Can you do both my home and my car?
Yes. I quote both. Sometimes putting them with the same company saves money and sometimes two different companies come out better, so I check it both ways.
Is flood insurance worth it this far inland?
That’s your call, but get the price first. Homes outside high-risk zones still flood from heavy rain, and a home policy won’t cover it.
Can I switch before my renewal?
Yes, you don’t have to wait for renewal. I line up the dates so there’s no gap in coverage, and if you have a mortgage I make sure the lender gets the new policy.
How long does a quote take?
It depends on what I need to gather. Auto is usually quicker than home, because an older home may need inspection reports first. I’ll tell you up front what I’m waiting on.
